More than 100 business entities participated in a
three-day trade exhibition on apartments in Misheel Expo that ended on Monday.
It was jointly organized by The Ministry of Road, Construction, Transportation
and City Planning, and the Advice and Information Center for Consumers and gave
visitors much-needed information on where they can find what type of
apartments.
The most expensive location of a new apartment appears to
be the city center. Flats coming up near the Academic Drama Theater cost MNT2.5
million a square meter and one can opt for one with from 2 to 5 bedrooms.
Another good location is near the Children’s Park where two buildings are
coming up, one with 16 floors and the other with 10. Together they will have 90
European standard apartments. Lucky Town
promises its 120 customers less air pollution. The costs vary. One sq.m will be
MNT988,000 for those paying the total amount in advance, MNT1.38 million for
those who pay 70%, and MNT1.58 million for those paying 50%. The apartments
will be handed over for possession in the first season of 2011.
Moving away from the city center to 108 flats being built
on the banks of the Selbe will bring costs down to MNT990,000 a sq m for those
paying 100% in advance, while those paying 50% will be charged MNT1.4 million.
Apartments in The American Town now coming up in Belkhiin Am, where both air
pollution and noise are less, cost MNT880,000 a sq m. The area will vary from
121 to 128.2 sq m and there will be garages for all 44 apartments in each of
the 11 sections.
Hawaii Town on the right of Zaisan bridge has 1-3-room flats at MNT1.2 million
a sq m. They are ready for sale and buyers can approach Golomt Bank, Xas Bank,
or Khan Bank for loans under the 4,000 Apartments program.
Costs per sq m in Bayanzurkh district are between USD750
and MNT1.8 million, while in Khan-Uul they are USD1,300 and less, in Chingeltei
between USD810 and USD1,550, in Sukhbaatar between USD499 and USD1,300, and in
Bayangol between MNT1.1million and USD1,300.
Canadian wood houses that can be used in summer camps
were a special draw. They cost between MNT500,000 and MNT600,000 a sq m. Those
that can be used also in winter cost between USD900 and USD1,100, while more
fashionable log houses are between USD2,200 and USD2,500 per sq m.
Visitors looking for a place in the ger districts could
see several heating systems and sewage connections at the exhibition. The Eemax
floor heating design will work in gers or houses with electricity and can raise
the temperature up to 95 C. Another system called Gold can heat the floor,
water, and also the room. The costs will be between MNT43,000 and MNT151,000
depending on consumption.
