Ulaanbaatar has been
growing in recent years without any proper urban planning. With increasing
demand for accommodation from well-to-do individuals, any number of apartments have
been built and sold, but there has been no corresponding increase in the number
of schools, kindergartens and hospitals to cater to the steady migration from
the provinces. Mayor G.Munkhbayar recently asked representatives of the
construction sector companies to correct the distortion without delay.

Ulaanbaatar occupies 470,000 hectares of land, 27,680 hectares of which is
developed, with 41.5% of the population living in apartments connected to the
central system. The remaining 58.5% live in ger districts where infrastructure
is underdeveloped. The city  has 94,000
buildings, 2,378 of which are apartment blocks, 74,192 are ger district or
summer camp houses, 10,725 are for commercial use and 975 are kindergartens and
schools.

The Construction and Urban Planning Board of Ulaanbaatar  says 48 schools and 31 kindergartens have to
be built in the city’s districts, mainly at 27 locations where new apartment
blocks have come up. The Board plans to build 14 schools and 22 kindergartens
in 8 locations with related construction companies.

The Mayor told the construction companies that demand and supply of apartments need
to be balanced, but not at the cost of other facilities. He called for cooperation
in following the norms of urban planning and development.
